On 25th July Cabinet gave approval to split
workstreams for the Spindles Redevelopment into Project 1
(demolition of TJ Hughes, construction of a new market and events
space and works to the roof) and Project 2 (redevelopment of
internal retail units to create workspace).
Following on from the strip out of the Town Square Shopping Centre
units, water ingress was discovered which had caused damaged to the
building. As part of the project it is recommended that the Town
Square roof is repaired to prevent future leaks in the new
building, with the works to this roof significantly easier and more
cost effective at the point that the TJ Hughes building has been
demolished and prior to new build steel frame being erected.
The total value of the proposed variation
RESOLVED - That:
Option 1 is recommended to allow the programme to progress in line
with current agreed programme dates.
Option 1 – progress as set out within
this report and uplift the value of EW1 and progress the roof works
as part of the enabling works.
Option 2 – Place the works on hold until Main Works contracts
are in place for the Market, Events and Archive
Option 2.
